Odd as it may seem, most Real Estate Appraisers have no formal "hands on" construction background or experience. While this may not be a problem when appraising typical tract homes of average construction quality, it is far from ideal when custom or semi-custom homes are involved. There is no better appreciation of a homes unique features and level of detail than to have spent countless hours crafting similar homes.
You might also reasonably expect that the person showing up at your door to value your home has had some real life experience in selling and marketing real estate, and has first hand experience dealing with potential buyers. Again, the majority of real estate appraisers have no experience in this area.
